Garage Door Maintenance

Winterizing Your Garage Door: A Washington Homeowner's Checklist

Most garage door winterizing advice online is written for climates with heavy snow and hard freezes — de-icing tracks, worrying about ice damming the door shut. Puget Sound winters are different: mild temperatures, but weeks of near-constant rain and damp air that create their own set of problems. Here's what actually matters locally.

Priority one: seals and drainage

  • Inspect the bottom seal closely — a compromised seal in a Washington winter means months of water intrusion, not just a few cold snaps.
  • Confirm the garage floor and driveway slope away from the door opening.
  • Check side and top weatherstripping for gaps that let in driving rain during wind-driven storms.

Priority two: hardware and rust prevention

  • Apply fresh lubricant before the wet season starts — old lubricant thins and washes away faster in constant damp conditions.
  • Touch up any paint chips on steel panels before months of rain get into the exposed metal.
  • Wipe down and inspect the bottom edge and seams periodically through the season, since this is where standing water causes the most rust.

Priority three: condensation and ventilation

Damp Washington winters bring condensation inside garages, especially unheated ones with a car pulling in wet. Keep the garage reasonably ventilated, and if you notice moisture collecting on the inside of the door panels regularly, an insulated door can reduce the temperature differential that causes it.

Safety note: If your winter check turns up a door that's hard to lift by hand, sagging, or making new noises, don't attempt a spring or cable adjustment yourself — that work is dangerous and belongs to a trained technician.

A quick pre-winter checklist

  • Seals and weatherstripping inspected and replaced if needed
  • Hardware lubricated
  • Paint chips touched up
  • Auto-reverse safety feature tested
  • Photo-eye sensors cleaned

If your current door is older, uninsulated, or already showing rust before winter even starts, it's worth checking what a new insulated door would cost before another wet season takes its toll. Our wizard gives an exact installed price in about two minutes.
